The site of B&B Tower is located at a symbolic area of Yeouido. It is located opposite the National Assembly Library, and the view of Han River can also be enjoyed from the middle and top floors. The facade of the building is completely opened as one enters Yeouido from Seogangdaegyo bridge.

As the maximum height of buildings on the Gukhoe-daero roadside is 44m, all buildings are lined up to 12 stories or less. This area is one that holds buildings that are mainly used for offices of business facilities. The client's requirement was to secure an additional floor compared to other buildings. While all of the surrounding buildings had a total of 12 or less stories, we had to adjust the floor height and create 13 stories. In order to secure a consistent amount of interior space at the same height, we proposed an unconventional and new structural method. A perimeter beam system with no beams between pillars was applied, and by using a reinforced column strip construction method for the slabs of every upper floor, we were able to additionally form an office and rooftop garden just for the client on the 13th floor.

As a design feature, the site has three open sides since it faces a two-sided road and pocket park. Since it has a view of not only the National Assembly Library's yard but also the pocket park and Han River, it is a building that is located in a commercial area and has a differentiating element in terms of its prospect right. In particular, the distant view of the Han River that overlaps with the client's office and rooftop garden on the 13th floor creates an extraordinary scenery. One can feel the ethos of a classical scholar like a pavilion of a royal garden overlooking the Han River.

The components of the building's facade are divided into the lower, medium and higher floors. The front side of the first and second floors was planned with windows to allow a brand cafe to enter, and stone exterior walls were used for the third to fifth floors. The third to fifth floors, the point of the mid- to close-range view which is most recognizable from the eyes of vehicles or pedestrians, were finished with stone to be contrasted with the transparent disposition of the first and second floor's glass. In particular, the windows of the third to fifth floors' stone facade utilized the continuity with the first and second floors to express a pipette effect of light from the facade. It is the birth of a facade where one can feel the rhythmical yet solemn gentleman's dignity.

The 6th to 13th floors, which are distant cognitive areas, were planned with typical whole curtain walls. The reflective glass becomes a canvas that reveals Yeouido's nature as it is. In order to avoid the clouds that are carelessly floating in the sky to be squashed by the glass exterior wall, vertical stainless steel mirror bars were arranged with 90cm gaps to be expressed as light pole elements. The future-orientation of the building was reflected, and as it contrasts to the buildings built in the past, it provides a fresh vitality in the surroundings.

비앤비타워

비앤비타워의 부지는 여의도의 상징성을 가진 곳이다. 국회도서관 맞은편에 위치하며, 또한 중·고층부에서는 한강 조망을 즐길 수 있는 위치다. 서강대교에서 여의도에 진입하면서 빌딩의 입면이 온전히 드러날 수 있는 곳이다. 국회대로변의 건축물 최고높이는 44m로 모든 건물들의 높이는 12층 이하로 열을 맞추고 있다. 이 지역의 건축물의 용도는 주로 업무시설이다. 건축주의 요구사항은 타 건물대비 1개층을 추가로 확보하는 것이었다. 주변 건물들의 층수가 모두 12층 이하인 것에 비해 비앤비타워의 층고를 조정하여 13층을 만들어야 했다. 동일 높이에서 내부 공간의 균일한 공간확보를 위하여 일반적이지 않은 신구법에서 해결책을 찾았다. 이렇게 기둥 사이의 보가 없는 외주부 보 시스템이 적용됐으며, 지상층 슬래브는 전층 주열대 배근 공법으로 13층에 건축주 전용의 집무실과 옥상정원을 추가로 조성할 수 있었다.

본 부지는 2면 도로와 포켓 공원과 접하여 세 면이 개방되어 있다. 국회도서관 마당 뿐만 아니라, 포켓공원과 한강뷰를 갖고 있어 상업지역에 위치한 빌딩이면서도 조망권에서 차별화 요소를 갖고 있다. 특히, 13층 건축주의 집무실에서 옥상정원과 겹치는 원거리 한강뷰는 흔치않는 풍경을 만든다. 13층 옥상정원은 한강이 보이는 공중정원의 정자와 같은 선비의 기풍을 느낄 수 있는 곳이다.

빌딩 입면의 구성요소는 저층부, 중층부, 고층부로 구별된다. 1, 2층은 브랜드 카페의 입점을 위해 2개 층 전면부를 창으로 계획했으며, 3층부터 5층까지는 석재외벽으로 처리했다. 차량에서의 시선이나, 보행자의 시선에서 가장 인지하기 쉬운 중근경 뷰(view)의 지점인 건축물의 3층부터 5층 부분은 석재로 마감하여 1, 2층 입면의 유리와 대비되도록 만들었다. 특히 3층부터 5층까지의 석재입면부 창호는 1, 2층과의 연속성을 살려서, 빛의 스포이드 효과를 입면에서 표현했다. 경쾌하면서 중후한 신사의 품격을 느낄 수 있는 입면이 탄생됐다.

원거리에서도 인지되는 6층부터 13층까지는 전형적인 전층 커튼월(curtain wall)로 계획했다. 이 반사 유리는 여의도의 자연을 그대로 보여주는 화폭이 된다. 하늘에 무심히 흐르는 구름이 유리 외벽에 뭉게지지 않도록, 수직 스텐리스스틸미러바를 90cm 간격으로 배열하여 광택의 빛다발(Light poles)요소로 표현했다. 건축물에 미래지향성을 반영했으며, 이전에 지어진 건축물들에 대비되면서 주변에 신선한 활력을 주는 건축물이다.
