The project site faces Gilju-ro (50m road), the main road that penetrates the central commercial area of Bucheon City, and is located between Chunui station and Bucheon Stadium station on Subway Line 7. As for the entire area of the nearby Bucheon Stadium station, according to the subway station area development plan, the urban spatial structure is planned to be improved to an area that will become the base for Bucheon City’s balanced development, and is planned to be transformed into a hub for public transportation in the future. Therefore, factories and warehouses within the surrounding industrial area were demolished and new buildings are being built one after another, rapidly changing the surrounding environment. The project site also demolished the existing two-story maintenance shop and constructed a new building.

Bucheon Stadium station, where a comprehensive development plan for the station area is established for the future, is a location that demands a strong personality and cognition from the building’s exterior as the area requires strong recognition since it will become the gateway to Bucheon City when entering from western Seoul. Through an irregular window pattern that is open towards the city and visualizes the meaning of communication, we aimed to vitalize the desolate and stagnant streetscape by allowing the various acts of the building’s interior to become the streetscape as well as culture as they are projected. The facade was designed so that various expressions could be read depending on the direction it is viewed from the streets, and it was designed to feel special through a formativeness that is attractive and induces curiosity. Pure white ceramic thin panels, which are frequently used these days, were used for the exterior material. By using base panels for the left and right sides, which will be considerably covered by adjacent buildings in the future, construction cost reduction and change were induced.

The building was arranged to be set back from the front road as much as possible to be able to secure enough open space to serve as a shelter for users to rest in and contain various acts. The exterior stairs and terrace that connect the second floor neighborhood living facility built on the side of the front road were connected with the front open space on the first floor, and were designed as a low-rise horizontal space where various people can meet and communicate with each other to become a building that contains a publicness to be able to invigorate and vitalize the stagnant streetscape. A rooftop garden was created to serve as a green garden in the desolate urban scenery, and this formed a resting green space to allow employees who are tired of their daily work to rest and relax for a while. Unnecessary decorations or techniques and designs were restrained for the interior space of the building, and the floors and ceiling were exposed in order to allow the simple and concise design idea to be expressed, and to allow the spaces, the essence of architecture, to be emphasized as much as possible.

거리의 풍경을 바꾸는 파사드, (주)리어스 사옥

부천시 중심상업지역을 관통하는 주 간선도로인 길주로에 세워진 리어스 사옥은 지하철 7호선 춘의역과 종합운동장역 사이에 위치한다. 인접한 종합운동장역 일원은 향후 역세권 개발 계획에 따라 부천시 균형발전의 거점이 되는 지역으로 도시공간구조 개선 및 대중교통의 요충지로 탈바꿈될 예정이다. 따라서, 주변의 공업지역내 공장, 창고 건물이 철거되고 새로운 건물이 속속 들어서고 있으며 주변환경을 급격하게 변화시키고 있다. 사업지도 기존 2층 정비공장을 철거하고 새롭게 지어졌다.

향후 역세권 종합개발계획이 수립된 종합운동장역은 서울 서부지역에서 부천시로 진입 시 관문이 되는 인지성이 강하게 요구되는 지역으로 건축물 외관의 강한 개성과 인지성이 요구되는 장소다. 소통이라는 의미를 시각화한 도시로 향하여 열린 불규칙한 창호 패턴을 통하여 건물 내부의 다양한 행위들이 투영되어 그것이 거리의 풍경이 되고 문화가 될 수 있도록 하여 삭막하고 침체되어 있는 거리의 풍경에 활력과 생명력을 불어넣고 싶었다. 거리에서 보는 방향에 따라 다양한 표정이 읽힐 수 있도록 했고, 매력적이고 호기심을 유발하는 조형성을 통하여 특별함이 느껴질 수 있도록 파사드를 디자인했다. 외장재료는 요즘 자주 사용하는 순백색의 세라믹 박판 패널이다. 향후 인접건축물로 인하여 상당히 가리게 될 좌우측면은 베이스 패널을 사용하여 공사비 절감하고, 변화가 유도됐다.

건축물의 배치는 전면 도로변에서 최대한 세트백(Set Back)되어 건물 전면에 충분한 오픈스페이스를 확보하여 이용자들의 휴식을 위한 쉼터 역할과 다양한 행위를 담아낼 수 있도록 했다. 전면 도로변에 면하여 설치된 2층 근린생활시설을 연결하는 옥외계단과 테라스는 1층 전면의 오픈스페이스와 연계하여 다양한 사람들이 서로 만나고 소통하는 가로공간의 저층부로 설계하여 침체되어 있는 가로 환경에 생명력과 활력을 불어넣을 수 있도록 공공성을 담아내는 건축물이 되도록 했다. 옥상정원을 조성하여 삭막한 도시경관에 녹색의 정원 역할과 일상의 업무에 지친 직원들이 잠시 휴식을 취하고 여유를 즐길 수 있는 휴게 녹지 공간을 조성했으며, 건축물 내부 공간은 불필요한 장식이나 기교와 디자인을 절제하고 단순 간결한 디자인 개념이 표현되도록 바닥과 천장을 노출 마감으로 건축의 본질인 공간이 최대한 부각된다.
