BLUE OLD BRICK HOUSE

The ancient brick from the Qing Dynasty of China is a building material widely used in many ways due to its unique vintage character. We thought there is significance in using this material as this building is located in an area that is densely populated by Chinese people. Though some films have exaggerated the atmosphere of this area for the sake of a cinematic setting, it’s true that it has a unique atmosphere that cannot be seen elsewhere, and most of the tenants are Chinese. Therefore we did not hesitate in selecting the bricks that would be familiar to them as exterior materials.

Before the final selection of bricks as exterior materials, we considered materials that could bring sunlight into the room while blocking the view, such as polycarbonate or wood louvers. The adjacent buildings were severely aged, and in particular, there was a recycle waste facility to the north, making it necessary to block the view. For this reason, we chose the ancient brick and created a perforated brick wall to block the view and introduce sunlight. To block gazes from the surrounding environment, perforated brick walls used on the first and second floors were applied to residential spaces on the third and fifth floors, creating completely different atmospheres for the building during the day and night. In particular, the staircase, created like a windowless room, is a space that actively creates the image of a night view where light shines through the gaps between bricks.

However, though the ancient brick is pleasing to the eye, it has the disadvantage of very poor physical properties as exterior materials. Reinforcing the structure behind the bricks is essential when stacking them, because they do not adhere well to cement, and water leakage tends to occur around the window frame due to its ability to absorb water. Hence, metal frames were installed around the window frames to meet both design and functional aspects. The building naturally took the form of a gable in order to secure the maximum gross floor area, as it was restricted by the volume limit  in relation to the road to the south and solar rights regulations to the north. The gable shape was cut off due to height restrictions, but we kept the gable shape on the west side by utilizing the leaning mass of the building. We originally designed to construct the slope with the ancient bricks to give the mass a sense of unity, but it was unfortunately changed to color steel sheets due to the risk of leakage and the lack of construction ability.

청고벽돌집

청고벽돌(중국 청나라시대의 고벽돌)은 특유의 빈티지한 분위기로 다방면에서 널리 사용되고 있는 건축재료이지만, 이 건물이 위치한 곳이 대표적인 중국인 밀집지역인 대림동이라는 점 때문에 더 의미가 있다고 생각했다. 일부 영화에서 영화적인 설정을 위해 과장된 측면이 있지만 분명 다른 곳에서는 볼 수 없는 이 지역의 독특한 분위기가 있고, 임차인의 대부분이 중국인이거나 교포들인 경우가 많아 그들에게 익숙할 청고벽돌을 외장재료로 선정하는데 주저함이 없었다.

외장재료로 벽돌을 최종적으로 선정하기 전에 폴리카보네이트나 목재 루버 등 시선을 차단하면서 햇빛을 실내로 끌어들일 수 있는 재료를 고민했었다. 인접한 건물들의 노후화가 심했고, 특히 북쪽의 경우 폐기물을 재활용하는 시설이 있었기 때문에 시선을 차단하지 않을 수 없었다. 이런 이유로 청고벽돌을 선정하고 시선차단과 햇빛 유입을 위해 영롱쌓기를 적극적으로 활용했다. 주변 환경으로부터 시선을 차단하기 위해 1,2층 상가에 사용된 영롱쌓기는 3~5층 주거공간에도 적극적으로 적용하여 건물 전체의 낮과 밤 분위기를 완전히 다르게 연출하였다. 특히 무창실처럼 연출한 계단실은 영롱쌓기를 통해 빛이 세어 나오는 야경의 이미지를 적극적으로 연출한 공간이다.

하지만 청고벽돌은 외관상 보기에는 좋으나 외장재료로서의 물성이 아주 불량하다는 단점이 있다. 특히 시멘트와 잘 붙지 않아 영롱쌓기를 할 때 벽돌 뒤쪽으로 구조 보강은 필수적이고, 또한 물을 잘 빨아들이는 성질로 인해 창틀 주변에 누수가 발생되기 쉬우므로 창틀 주변으로 금속 프레임을 설치해 디자인적인 측면과 기능적인 측면 모두를 충족시켰다.

남쪽의 도로사선과 정북일조 사선제한을 모두 받았기 때문에 용적율을 최대한 확보하기 위해 건물은 자연스럽게 박공형태가 되었다. 하지만 높이제한으로 인해 박공형태가 잘려나가게 되었는데, 건물의 메스가 기울어져 있는 점을 활용해 서측면에서는 박공 형태를 유지하였다. 경사면 역시 청고벽돌로 시공하여 메스의 통일감을 주려 했으나, 청고벽돌의 누수 위험과 시공사의 시공능력 부재로 인해 칼라강판으로 변경된 점은 아쉬움으로 남는다.
