The site is in Uijeongbu-dong, a new town in Uijeongbu. Nearby is an area dense with aged houses that failed to be redeveloped, including Uijeongbu Station, Shinsegae Department Store, Light Rail Overpass(Heungseon Station), a sports park and government office. It is located on a 6m-wide road to the north and a 3m-wide dead-end road to the west, giving it an advantageous location for parking and natural light.
The anticipated program of the project was a residence for the client, profitable rental houses and a shopping center on the small site of 95㎡. Due to the limited land width, it is possible to park three cars horizontally, so we planned a program accordingly. Because of the staircase width regulations, the public staircase had to stop on the third floor, and an internal staircase was installed from the third floor to the attic to maximize the net floor area. As a result, we planned on the first level, a neighborhood facility (studio), two studio-type residences on the second level, and two loft-type residences leading to the third floor and attic. The shape of the site is close to a square and three sides are surrounded by second-story houses. Our aim was to create a house that is harmonious with the neighbors and suitable for a minimalist life.
Pilotis were planned for the parking lot to create distance from the neighboring site, and a fake wall was formed as a device for this purpose. These walls act as visual guides from the road to the home entrance. The walls, finished with the Durastack S-Block (Tango Red), are designed to harmonize with the bricks of the adjacent home. The cube-shaped residential mass floating on the first floor has a concise form that suggests minimal life and aims to give the impression of a “museum” by minimizing windows on the side with the 6m-wide main road (north side). The white cube absorbs light and reflects it to the surrounding houses, which brings energy and uniqueness to the small old neighborhood. The one-way staircase that climbs around the outer wall acts as a mechanical device that climbs up along the walkway.
We planned for the building to serve as a symbolic object linked to the streets of the city, as well as a vessel shared by the facilities on the lower floors and the residents of the upper floors. For on-site facilities, the 1st floor window plan was constrained due to the parking lot, and to overcome this, we designed a piloti ceiling with translucent polycarbonate material. This allows it to acquire natural light through reflections and induces liveliness to the streets. In addition, a unique attic appears at the top of the stairs, which is a walkway. Linear LED lighting installed in the inner gable guides circulation to the terrace. The frame in the outside terrace formed by the fake wall welcomes another urban landscape of the museum.
This project shows how to wisely solve various law restrictions (dead end streets, open areas on the site, landscaping, parking lot, solar rights setback regulations, evacuation passage, terms for owner managed construction, stair width) on a small site. It will also be another architectural model that shows how to catch two birds: profitability and design with one stone.
의정부 수익형 협소주택
대지는 의정부 신 시가지인 의정부동에 있다. 근처는 재개발이 무산된 오래된 단독주택 밀집지역으로 의정부역과 신세계 백화점, 경전철 고가도로(흥선역), 체육공원, 관공서가 있다. 북쪽에 6m 도로와 서쪽 3m 막다른 도로에 접한 땅으로, 주차와 일조권에 다소 유리했다. 95㎡의 작은 대지에 주인세대와 수익형 임대주택과 상가 프로그램을 예상하고 설계에 들어갔다. 제한된 대지 폭에 의해 가로로 3대의 주차가 가능하여 이에 맞는 프로그램을 기획했다. 그 결과 1층의 공방과 2층 원룸, 2가구와 3층부터 다락까지 이어지는 복층형 주택 2가구를 계획할 수 있었다. 대지의 형태는 정방형에 가깝다. 건축물 3면의 방향은 2층 단독주택으로 둘러 싸여 있다. 인근 주민과의 조화로운 삶과 미니멀 라이프를 구현할 수 있는 적합한 주택으로 만들고 싶었다.
주차장은 필로티로 계획하여 인접대지와 최대한 이격시켰으며, 이를 위한 장치로 가벽이 형성됐다. 가벽은 도로에서 주택 출입구로 연결해주는 시각적 안내 장치로서 작용한다. 두라스텍 S블럭(탱고레드)으로 마감된 가벽은 인접대지 주택의 벽돌과 조화를 이룬다. 1층에 띄워져 있는 주택 입방체는 미니멀 라이프를 암시하는 간결한 형태이며, 6m의 북측 주도로 쪽으로 창호를 최소화하여 ‘뮤지엄(박물관)’과 같은 이미지를 실현했다. 하얀색의 입방체는 빛을 흡수하여 주변 주택에 빛을 반사하고, 이로 인해 오래된 작은 동네는 활력이 넘치며 유니크한 이미지를 갖게된다. 외벽을 둘러 따라 올라가는 일방향 계단은 마치 산책로를 따라 올라가도록 만드는 기계적 장치다. 계단을 올라가면 마주치는 각 층의 정면 벽에는 미니멀 라이프를 상징하는 그림들이 뮤지엄처럼 전시된다.
우현제는 저층부 근생과 상층부 주거공간의 사용자가 공유하는 그릇이자, 도시 가로와 연계된 상징적 오브제다. 1층 근생의 주차장으로 인해 창호를 계획하는 제약 조건들이 따라왔지만, 반투명 폴리카보네이트로 피로티 천정을 마감하고, 빛 반사로 인한 충분한 채광을 유도했다. 산책로인 계단을 통해 최상부에 다다르면 유니크한 다락이 나오며 내부 박공에 설치된 라인 LED 조명은 테라스로 이끌며, 외부 테라스에서 가벽으로 형성된 액자(프레임)을 통해 우현제의 또 다른 도시 풍경을 마주할 수 있다.
