Australia’s first ‘flat-packed’ slender skyscraper   Modular Melbourne superslim tower solves an increasing problem in high-density cities. Collins House, a new 184m tower on Melbourne’s Collins Street, is built on a footprint of just 480m². Sandwiched between two buildings, its street frontage is only 11.5m wide. It is the first tower in Melbourne to integrate with and cantilever 4.5m over an existing heritage building to increase the accommodation in the sky. While some of the innovation lies in the way that the land deals were done, in particular developer Golden Age buying the air rights over the adjacent heritage building to enable the use of the cantilever, most of the achievement is down to design and structural innovation. With a height ratio of 1:16, Collins House is Australia’s slimmest tower; at these ratios it is essential for the structure to occupy as small a volume as possible while still supplying the requisite structural strength. Collins House has an atypical structure – essentially the core is the structure. The addition of the cantilever from the 15th storey to Level 57 shifted the centre of gravity and in response the structural core takes an H-shape plan with the lifts unusually positioned to the side. The self-supporting H-shaped structural wall solution enables the whole building to be column free allowing the floor-plates to fill the width of the building.

Modular construction cut programme from 40 to 30 month   Having designed the structure, the architect and engineer worked together with the contractor to find a way to deliver the building in as effective manner as possible. Prefabrication was used extensively to keep the construction period as short as possible, lowering the cost. Major elements of precast and façade were fabricated off-site and installed in under 30 minutes on arrival to site. Offsite construction also substantiality reduced the amount of material and labour onsite which enabled the site to function effectively with one tower crane and a twin-car material hoist. The precast floors consist of 150mm thick floor and 285D x 2500W precast post-tensioned beams and pre-installed facade. Each floor was craned into place in two - three hours The prefabricated 4.5m cantilever post-tension system facilitated a safe cantilever floor construction with high quality floor finish. All this allowed the building, which makes maximum use of its site and of its floorplates, to save three-four days per floor in building the walls, plus the time saved in setting up and altering the jumpform* hence giving residents and the developer the best value for money.

초슬림 고층빌딩, 콜린스 하우스 


호주 최초의 날씬한 플랫팩 빌딩   고밀도의 도시 사회에서 증가하는 문제들을 해결하는 콜린스 하우스는 호주 멜버른 도심에 자리 잡은 57층의 고층빌딩이다. 184m의 이 고층빌딩은 멜버른의 콜린스 스트리트의 겨우 480m² 밖에 안되는 작은 공간에 지어졌다. 두 건물 사이에 지어져 도로와는 11.5m만 떨어져 있다. 이 건물은 멜버른의 기존 건물과 4.5m의 캔틸레버를 결합해 수직으로 숙박시설을 늘리는 최초의 시도였다. 이를 위해 토지 거래가 이뤄진 방식도 획기적이었다. 발주자는 캔틸레버를 사용하기 위해서 기존에 있던 인근 건물의 공중권을 구매했고, 설계와 구조에서 혁신을 성공시켰다. 폭과 높이의 비율이 1:16인 콜린 하우스는 호주에서 가장 날씬한 고층빌딩이다. 이 비율 안에서 구조 설계는 가능한 적은 부피를 차지하면서도 충분한 강도를 공급하는 데에 집중했다. 구조적인 안정을 위해서 콜린스 하우스는 15층에서 57층까지의 캔틸레버를 추가시키면서 무게중심을 이동시킨 비정형 구조를 가지게 되었다. 이에 따라 코어 부분은 승강기를 측면에 배치시킨 H자형 계획을 채택했다. 자체적으로 지지되는 H형 구조의 벽은 건물 전체에 기둥이 없이 슬라브가 건물을 채우도록 했다.

40개월에서 30개월로 시공기간을 줄인 모듈형 컷 프로그램   구조 설계 이후, 건축가와 엔지니어는 건축주와 협력해 효과적인 시공방법을 모색했다. 전반적으로 시공기간을 단축하고 비용을 절감하기 위해 조립식 건축을 사용했다. 프리캐스트와 외관의 주요 요소는 외부에서 제작하여 30분 내로 운송해 설치했다. 이러한 모듈러 건축은 자재와 인건비를 줄여 하나의 타워 크레인과 트윈카 소대 승강장치로 부지를 효율적으로 사용할 수 있게 한다. 프리캐스트 바닥은 150mm 두께의 슬라브와 285D x 2500W 프리캐스트 포스트 텐션 빔과 사전에 설치된 외장재로 구성된다. 각각의 슬라브는 2~3시간 안에 고정됐다. 조립식 4.5m 캔틸레버 포스트 텐션 시스템은 고품질 바닥 마감으로 안전하게 캔틸레버 바닥 구조를 사용할 수 있게 했다. 이를 통해 부지와 슬라브를 최대한 활용하며 벽을 건축할 때 층당 3~4일을 절약할 수 있을 뿐만 아니라, 점프 거푸집에 소요되는 시간을 절약하여 경제적 가치를 높였다.
