DETACHED HOUSE, EOS

“Eos” is named after the individual last names of the couple who own the property, and is also the name of the goddess of dawn in Greek mythology. The owner, who fell in love with the prospect of Itaewon, realized that it was going to be difficult to build a house after he bought it. This site, which was often used in filming as a background of a poor hillside village, is a place where you can have a panoramic view of Seoul because of the high ground. There were old houses and the date they were built was unknown, and two unlicensed single-story houses that did not exist in the document.

The biggest constraints in the design were the size and shape of the site and the physical environment around it. The access road was narrow, and it was a covered road connecting the rooftop parking lot and the embankment of the adjacent multi-family house. The process of building the house was not smooth because the old houses were entangled and there was no water or sewage related infrastructure. By the way, it was important for the owner to enjoy the view of the city from his house. However, there were many problems because there were adjacent buildings on three sides except the side with the road. Basement planning with sufficient skylights was also an important requirement. After all, the most important point in the design of this house was the floor arrangement(section zoning) of each room by use.

To bring the view inside, the architect had to make the most of the given conditions. The problem was the height limit of 12m and the elevation difference of the site. The mass of the building was designed in such a way that the height limit was acceptable in exchange for sunshine.

The most private space inside the house is the bedrooms, which are on the second floor. The living rooms, kitchens, and family rooms, which are relatively public spaces, are located on the third and basement floors. The basement is the largest floor area in the house. The living room and kitchen on the third floor have a terrace, which overlooks the back view of the house. Living rooms, staircases, corridors, sauna spaces, and windows throughout the house are framed to capture the cityscape.

In consideration of the sense of space inside the house, reinforced concrete structural walls became the standard for constructing the interior space. The finished thickness of the walls was minimized and the exposed concrete surface was used as it is. A partial gypsum board ceiling imparts a sense of space inside illuminated by indirect lighting. The floors are tiled rather than parquet to match the walls of exposed concrete. The minimalist architectural finishes, lighting, and furniture textures create a clean and tidy interior, while the landscape outside the window makes the interior space richer. The quality of the space, which is an important element in the interior, is constructed with a simple and sophisticated image.

It took a long time to begin construction because it was necessary to have an adequate design period for a careful examination and the selection of a reliable contractor. During construction, the complaints of the neighbors had to be resolved. It took considerable time to solve the rock problem encountered during the digging and to make the house safe. “Eos” is a house where you can meet the early morning dawn from a high place, and the view of Seoul is framed through the windows of the house.

단독주택, 이오스

‘이오스(Eos)’는 건축주 부부 이름(성)에서 한 글자씩 따온 것으로, 그리스 신화에 나오는 새벽의 여신의 이름이다. 이태원 전망에 반했다는 건축주는 막상 집을 지으려 하니 집짓기 어려운 땅이라는 사실을 땅을 매입한 후에 깨달았다. 드라마에서 흔히 달동네 배경의 촬영 장소로 쓰였던 이 땅은 지대가 높아 서울의 전경을 한눈에 담을 수 있는 곳이다. 언제 지어진지 알 수 없는 오래된 가옥과 서류상에는 존재하지 않는 무허가 단층 주택 두 채가 벽을 맞대고 자리 잡고 있었다.

설계에서 가장 큰 제약 요건은 땅의 크기와 형태 그리고 주변의 물리적 환경이었다. 진입도로는 협소했고, 그 도로는 인접한 다세대주택의 옥상 주차장과 축대를 연결한 복개도로였다. 오래된 집들이 얽혀있는 상태에서 상하수 관련 기반시설이 없는 상태였기에 집을 짓는 과정이 순탄하지 않았다. 건축주는 도시의 전망을 집안에서도 누리는 것이 중요했다. 하지만 협소한 대지의 상황과 도로측을 제외하고 3면에는 인접한 건물들이 있었기 때문에 고민이 많았다. 충분한 채광이 확보된 지하층의 계획도 중요한 요구 사항 중 하나였다. 결국 이 집의 설계에 있어서 가장 중요한 포인트는 용도별 각 실의 층별 배치(단면 조닝)이었다.

전망을 내부에 담기 위해서는 주어진 조건을 최대한으로 활용해야 했다. 최대 12m의 높이 제한과 대지의 등고차 등이 문제였다. 건물의 매스는 일조에 의한 높이제한을 그대로 받아들인 형태로 디자인됐다.

집 내부의 가장 사적인 공간은 침실이다. 침실은 2층에 두고, 비교적 공적인 공간인 거실과 주방, 가족실 등은 3층과 지하층에 배치됐다.

지하층은 집에서 가장 넓은 바닥면적이 확보된 곳이다. 3층의 거실과 주방에는 테라스가 달려있으며, 이 테라스에서는 집 뒤편의 전망을 바라볼 수 있다. 거실과 계단실, 복도, 사우나 공간, 집 내부 곳곳의 창들은 도시의 풍경을 담는 액자로 존재한다.

집 내부의 공간감을 고려하여 철근콘크리트 구조벽이 내부공간을 구성하는 기준이 됐다. 벽체의 마감 두께는 최소화했으며, 노출콘크리트 표면을 그대로 사용했다. 부분적인 석고보드 천장은 간접조명 등으로 내부에 다채로운 공간감을 준다. 바닥은 노출콘크리트로 마감된 벽과 어울리도록 마루보다는 타일이 사용됐다. 미니멀한 건축의 마감, 조명, 가구의 질감으로 내부의 깨끗하고 단정한 분위기를 만들었으며, 창밖의 풍경은 내부의 공간을 더욱 풍부하게 만든다. 인테리어에 중요한 요소인 공간의 질이 심플하면서 세련된 이미지로 구축되어 있다.

면밀한 검토를 위한 충분한 설계 기간을 확보하고 신뢰성 있는 시공사를 선정하는 등 착공까지 오랜 시간이 걸렸다. 공사 중에는 주변 민원인들의 불만을 해결해야 했고, 터파기에서 만난 암반 등의 할석(割石) 등 집이 안전하게 지어질 수 있도록 긴 과정이 소요됐다. ‘이오스’는 높은 곳에서 일찍 새벽을 맞이할 수 있는 집, 서울의 전경이 집안 창을 통해 액자처럼 걸려 있는 집이다.
