This luxury residential project enjoys a privileged location in Mexico City and peerless natural surroundings. The site has a very rugged topography so it was decided to integrate as far as possible the architecture to these natural formations, with the aim of respecting the environment and exploiting the extraordinary panoramic views of the city that can be seen between the vegetation.

The architectural concept is based on a linear element which folds itself over the topography in a right-angled zigzag shape. Each fold responds to different needs and contains the spaces for the five departments, with large terraces, amenities and parking. This resulting piece of four levels, as it adapts to the ground, is transformed into a structure element (like a wall or slab) or an open plaza or terrace. A solution that creates an elegant and subtle shape with a clear horizontality between the native vegetation of the context.

The natural slope of the terrain made it necessary to develop the entrance and sequence of the building in a descending fashion. The vehicular access is located at the highest point, with a ramp that descends comfortably 5m2 to a reception area, visually rounded off by a large wooded area. This area is delimited by a large pool of water with fountains, and incorporates 10 parking spaces for visitors and the access ramp to the residents’ parking. The lobby is sited at the center of this plaza in a transparent glass box with access to the vertical circulation nucleus for distribution to the various departments on the four levels below.

Level -1 houses residents’ parking, with 29 parking spaces. On level -2 are departments 1 and 2, each measuring 500m2. Level -3 contains the amenities, with pool, spa, gym, terrace, dressing rooms and bathrooms. Department 3 is on the same level, with a built area of 700m2. On level -4, departments 4 and 5, also 500m2 each, are located.

The distribution and requirements of each department are different. The interior program of departments 1, 2 and 5 features: access hallway, living room, dining room, kitchen, guest bathroom, family room, three bedrooms with dressing room and bathroom, laundry room, maid’s quarters with bathroom, and spacious garden terraces with water features and wooden deck. Given its size, department 3 has additional spaces including a fourth bedroom with bathroom, a library, and wine cellar. Department 4 has only two bedrooms, but also features a wine cellar, playroom, and study.

The project design provides for high ceilings, open-plan common areas and large picture windows that offer spectacular panoramic views and provide natural ventilation and illumination for most spaces. The gardened spaces provide shade while capturing rainwater for storage, treatment and reuse in irrigation. The storage cistern is located below level -4, taking advantage of a redundant space between the terrain and the structure of the building.

멕시코시티의 고급 아파트, 알카사르 드 톨레도

알카사르 드 톨레도라는 이름의 이 고급 주거 프로젝트는 멕시코 시티에서도 비길 데 없는 자연환경으로 특권을 누리는 위치에 있다. 아파트는 높은 곳에서 볼 수 있는 도시의 탁 트인 파노라마 전망을 활용하기 위해 매우 높고 가파른 지형과 통합된 형태로 결정됐으며 대지의 자연적 조건에 녹아 들고 있다.

건물은 지형을 따라 접히는 직사각형의 지그재그 모양으로, 선형 요소를 가지고 있다. 접힌 부분은 총 5개 부분으로 나뉘며, 서로 다른 니즈에 부응한다. 나눠진 다섯 공간은 큰 테라스, 편의시설, 주차 공간으로 쓰인다. 네 개의 층은 경사 지형과 닿아있으며, 벽이나 슬래브, 테라스나 광장으로 쓰인다. 건축가는 대지의 기존 자연환경 사이에서 명확한 수평성을 가진 우아하고 미묘한 형태의 건물을 설계했다. 대지의 자연 경사는 건축물의 입구와 동선을 순차적으로 개발하게끔 만들었다.

주차 공간은 아파트에서 가장 높은 층에 배치됐으며, 리셉션까지 5m 정도 편안하게 내려오는 경사로가 있고, 넓고 나무가 우거진 곳에서 둥글게 돌아 들어가도록 만들어졌다. 또한, 방문객을 위한 10곳의 주차 공간이 옥상에 마련되어 있는데, 이 주차 공간은 넓은 연못으로 구분되어 있다. 손님과 주민의 주차공간은 구분되지만 진입로는 함께 쓰도록 만들어졌다. 로비는 건물 중앙에 투명한 유리로 만들어졌으며, 건물의 수직 동선을 위한 곳이다. 이 로비를 통하여 아래 4개의 다른 층의 공간으로 접근할 수 있다. 지하 1층에는 거주자 전용의 29개의 주차 공간이 있다. 지하 2층(가구 1, 가구 2)과 4층(가구 4, 가구 5)은 각각 500㎡의 두 개 세대가, 지하 3층은 수영장, 스파, 체육관, 테라스와 탈의실 및 욕실이 갖춰져 있으며, 700㎡의 한 세대(가구 3)가 함께 배치되어 있다. 각 세대는 분포와 요건이 각기 다르다. 가구 1, 2, 5 안에는 출입 복도, 거실, 식당, 주방, 손님용 욕실, 패밀리 룸, 탈의실과 욕실이 딸린 침실 3개, 세탁실, 욕실이 딸린 도우미 숙소, 인공 연못, 나무 데크가 특징인 넓은 정원 테라스가 있다. 다른 가구에 비해 다소 큰 크기의 가구 3은 욕실, 서재, 와인 저장고 등 추가 공간이 있으며, 침실도 4개다. 가구 4는 침실이 2개뿐이지만, 와인 저장고, 놀이방, 서재도 갖춘 주거지다.

아파트 안에는 높은 천장고, 공공 영역의 개방된 평면, 그리고 화려한 파노라마 전망과 대부분 공간에서 자연 환기와 채광을 위한 큰 창도 포함되어 있다. 정원을 가꾸는 공간은 관개를 통해 빗물을 보관하여 재사용 할 수 있으며, 빗물을 저장하는 동안 그늘을 제공한다. 빗물 저장고는 지하 4층 아래의 지형과 건물 구조 사이 여유 공간에 만들어져 있다.
