The owner, Mr. Kim, is an online game planner. Mr. Kim, who could not bear the noise between floors and the cigarette smokes whilst living in an apartment, decided to building a detached house. Since his sense of privacy and the gazes of others was much more keen than most people, he wanted a comfortable hideout for himself and his family. At the first encounter, he spoke briefly and concisely. “I would like a place with high walls. So that anything irritating can’t come into my house.”

The land Mr. Kim chose is Bundang. A first class residential area in a quarter dense with apartments within the new town near Jukjeon, where there are empty places in between like islands. It is an exclusive district for detached houses stipulated by the district unit plan guidelines called the residential site development districts. With lots generally between 50 to 80 pyeongs, it is an inconvenient place where not much space is left to call an exterior space after settling two parking spaces. Having a distance of only 50 centimeters of open area inside the site from the neighboring house, the owner wanted a ‘house’, where the space can be enjoyed without having to pay attention to others while overcoming his apartment neurosis.

A place that allows a little bit of freedom from the uncomfortable gazes of the adjoining houses in front and next door, yet can keep pace with without excluding the atmosphere of the alley, a house with walls that aptly check the exterior as well as have individuality. The first task of design was balancing under the conditions, while meeting the demands of the owner.

Procuring lighting, prospect, and privacy was not easy since the site, which has a 5-meter narrow alley to the south side, has its neighboring houses to the left and right closely attached in a narrow and long form to the north side. As a result, the house gained a form that hides several external spaces within its walls. An introverted court house was not deliberately planned. However, by proceeding to resolve the owner’s neurosis as much as possible among the initial design ideas, an architectural frame that connects the high walls and the simple lump was created. Although the roof and architecture were designed in concise shapes within that frame, the detailed spaces were divided into smaller parts and formed so that the interior and exterior sceneries were connected like a promenade. It looks like a single building from the outside, but on the inside, it is a house that is constantly affected by the external spaces of various sizes everywhere around the house.

External spaces such as the small terrace at the back of the underground workroom, the external floor connected to the first-floor living room, the floating balcony connected to the kitchen, the hidden second-floor courtyard, the roof terrace, etc. attract the weather, season and the sun to the interior spaces, coordinating the home atmosphere and residential environment. In the end, this house is the result of experimenting with the possible roles as a hideout of a house built for a special man and his family with particular psychological tasks under the conditions of a tight budget and a narrow land. The neighbors were not friendly at first to the enclosed walls throughout the construction period. 

After the house was completed, it seems that the neighbors like the fact that those walls provide their own yards with an unexpected coziness and positive privacy. As a designer, nothing is better.

보정동 비원, 은신처를 꿈꾸던 이의 집


건축주 김씨는 온라인 게임 기획자다. 오랜 시간 아파트에 살면서 층간소음과 담배 연기를 견디기 어려웠던 김씨는 단독주택을 짓기로 결정했다. 그는 프라이버시와 타인 시선에 대한 감각이 일반 사람보다 훨씬 예민했기 때문에 본인과 가족을 위한 안락한 은신처를 원했다. 첫 만남에서 그는 짧고 간결하게 말했다. “벽을 높게 친 곳이면 좋겠어요. 신경을 거슬리게 하는 어떤 것도 내 집 안으로 들어오지 못하게요.” 김씨가 선택한 땅은 분당이다. 죽전 주변 신도시 내의 아파트가 밀집된 구역에 빈 곳이 중간 중간 섬처럼 존재하는 1종 주거지역. 소위 택지개발지구라 불리는 지구단위 계획 지침에서 규정한 단독주택 전용지역이다. 대개 50평에서 80평 사이의 필지로 주차 2대를 해결하다 보면 외부 공간이라 부를만한 공간이 별로 남지 않는 아쉬운 곳이다. 이웃집과 불과 대지안의 공지 50센치만 떨어져 있는 상황에서 건축주가 원한 건 아파트 노이로제를 극복하면서, 남 신경 안 쓰고 공간을 누릴 수 있는 ‘집’이었다. 붙어있는 앞집과 옆집의 불편한 시선에서 조금이나마 자유로울 수 있는 곳, 그러면서도 골목의 분위기를 배척하지 않고 나름의 보조를 맞출 수 있는 곳, 외부를 적절히 견제하면서도 개성을 갖춘 담을 가진 집. 건축주의 요구를 충족시키면서 조건 속에서 균형을 잡는 것이 설계의 첫 번째 과제였다.

남측에 5m 좁은 골목을 둔 대지는 북쪽으로 좁고 긴 형태이며 좌우에 옆집이 바싹 붙은 상황으로 채광, 조망, 프라이버시를 확보하기가 쉽지 않았다. 결과적으로 집은 몇 개의 외부공간을 담 안에 숨기고 있는 형태를 가졌다. 의도적으로 내향적 코트(뜰) 하우스를 계획한 것은 아니었다. 하지만 설계 초기 아이디어 중 건축주의 노이로제를 최대한 풀어내는 방향으로 진행하다 보니 높은 담과 단순한 덩어리가 연결되는 건축적 틀이 만들어졌다. 그 틀 속에서 지붕과 건축은 간결한 형식으로 디자인됐지만, 세부 공간들은 작게 나누어져 안팎의 풍경이 하나의 산책로처럼 이어지도록 구성됐다. 밖에서 보면 하나의 건물로 보이지만 집 내부엔 다양한 크기의 외부 공간들이 집 곳곳에 지속해서 영향을 미치는 집이다.

지하 작업실 후면의 작은 테라스, 1층 거실과 연결되는 바깥 마루, 주방과 연결되는 떠 있는 발코니, 숨겨진 2층 중정, 옥상 테라스 등의 외부공간이 날씨와 계절, 태양을 실내 공간으로 끌어들이며 집안 분위기와 거주 환경을 조율한다. 결국 이 집은 타이트한 예산과 비좁은 땅이라는 조건 속에서 까다로운 심리적 숙제를 안고 있는 특별한 남자와 그의 가족을 위해 지어진 집이 은신처로 어떤 역할을 할 수 있는지 실험한 결과다. 공사 기간 내내 둘러쳐진 담에 이웃들은 처음에 호의적이지 않았다. 집이 준공된 후에는 그 담으로 이웃 자신의 마당까지 예상치 못한 아늑함과 긍정적 프라이버시가 제공된다는 사실이 기분 좋은 눈치다. 설계자로서 더할 나위가 없다.
