The real estate value of a building generally tends to be based on accessibility, so the value varies from floor to floor. In local commercial buildings, the first floor with good accessibility has the highest rent, which gradually decreases as you go up. This creates a uniform street atmosphere, and the value of the second floor and higher is devalued, meaning less effort is put into space composition. Due to this, the reality is that many spaces are left vacant. Our belief is that minimizing this difference and leveling the value of each floor will help revitalize the local commercial district. This is even more true in the case of small buildings, since it is difficult to install an elevator. Hence, we started with the idea of arranging the 2nd floor like the first floor, the 3rd floor like the first floor, and the 4th floor like the 1st floor in a row, then rolling and wrapping them up to make one attractive mass.

 

This had to be a space in which each floor stood out with its unique strengths against the handicap and structural characteristics that each floor had due to the physical conditions. In particular, we planned the entrance conditions for the 2nd floor and above to be better than the 1st floor, in which the high-rise stairway immediately leading directly to the 2nd floor feels like a special entrance. The stairwell is designed to stimulate curiosity with bright natural light and specially designed lighting, and naturally leads the visitor upstairs. In the case of the third floor, by minimizing common spaces such as stairs and toilets, we focused on increasing efficiency with a wide space without columns or walls based on the maximum floor area close to the building-to-land ratio limit. The 4th floor is the top floor, where we actively accepted the Restriction on Height of Buildings for Securing Sunshine and planned diagonal walls, and installed high ceilings to allow natural light to penetrate deeply. By adding the expandability of the space in connection with the terrace, a distinctly different value was given to offset the disadvantageous accessibility compared to the 1st to 3rd floors.

 

The staircase that connects the unique spaces on each floor is especially important in a small office building like ours. It should not be viewed as a simple vertical movement, but should become a natural division between departments and a  ransition space where ventilation occurs. Natural light from the south gives a rich sense of space, and by actively utilizing the shape of the stairs and placing objects on each floor, we hoped that it would become a comfortable space where one can meander slowly rather than the usual, stuffy stairwell where they would want to pass through quickly. In addition, there is no separate door for each floor, making spaces easily connected to create an open, communicative and creative office space.

보편적으로 건물의 부동산적 가치는 접근성에 기반하기 때문에, 층마다 그 가치에서 차이가 난다. 특히 골목상권에서 임대료는 접근성이 좋은 1층이 가장 높고 위층으로 올라갈수록 점점 낮아진다. 이는 일률적인 가로 분위기가 형성되어 2층 이상은 그 가치가 평가절하되어 공간구성에 있어 그다지 공을 들일 필요가 없어지고, 그로 인해 많은 곳이 공실로 남겨져 있는 것이 현실이다. 우리는 이러한 차이를 최소화하고 각 층의 가치를 상향 평준화하는 것이 골목상권의 활성화에 도움이 될 것이라 보았다. 특히 소규모 건축물의 경우 엘리베이터 설치도 어려우므로 더욱 그렇다. 그렇게 1층 같은 2층, 1층 같은 3층, 1층 같은 4층을 일렬로 배치한 후 이들을 그대로 돌돌 말아 감싸 하나의 매력 넘치는 덩어리로 만들어 보자는 발상으로 시작됐다. 

 

이는 각 층이 물리적 여건으로 인해 가질 수밖에 없는 핸디캡과 구조 특성을 거슬러 각각의 특장점이 두드러지는 공간이어야 했다. 특히 2층 이상의 층은 1층보다 더 좋은 조건의 입구를 조성했는데, 진입과 동시에 2층으로 바로 이어지는 높은 층고의 공간감이 물씬 느껴지는 계단실이 특별한 입구로 느껴지게 한다. 계단실은 밝은 채광과 특별한 디자인의 조명으로 호기심을 자극하고, 위로 올라가 보고 싶은 욕구를 자연스럽게 일으키도록 구성했다. 3층의 경우 계단이나 화장실 등의 공용공간을 최소화하여 건폐율 한계에 근접한 최대의 바닥면적을 토대로 기둥이나 막힌 벽이 없는 너른 공간으로 효율을 높이는 데 중점을 뒀으며, 4층은 최상층으로서 일조사선에 따른 한계를 적극적으로 받아들여 사선의 벽을 세운 뒤 높은 층고 천창을 두어 자연광을 깊숙이 받아들이고 테라스와 연계한 공간의 확장성을 더하여 1~3층 대비 불리한 접근성을 상쇄할 만한 확연히 다른 가치를 부여했다. 

 

이처럼 각층마다 다른 매력을 가진 공간을 이어주는 계단실은 소규모 사옥에선 특히 중요하다. 계단실을 단순한 수직 동선으로 보는 것에 그칠 것이 아니라 자연스러운 구분이 되면서, 환기가 일어나는 전이 공간이 되어야 한다. 남측의 자연 채광으로 풍성한 공간감을 주고 계단의 형태와 층마다 오브제를 적극 활용, 기능만 최소로 충족하여 답답하고 빨리 지나치고 싶은 일반적인 계단실이 아닌 천천히 거닐고 싶은 편안한 공간이 되기를 바랐다. 또한 각층별로 문을 따로 두지 않아 공간들이 쉽게 연결되어 개방적이고 소통이 원만하며 창의적인 사무공간을 만든다. 때로는 따로 구분하지 않아도, 하나로 보이니까.
