The site for the new OōEli is a significant part of a “superblock” that makes up the urban fabric of the city of Hangzhou. They are surrounded by heavily trafficked six-lane roads lined with impenetrable six to ten-story buildings.
The main concept is defined by placing the majority of the office building bulk around the perimeter of the site to create a large protected interior green space, “Urban Park” or an “Oasis”. This park, is about 90 meters X 120 meters and can easily accommodate a grand piazza, gardens for people to gather about or loiter through and water features for reflections and background noise to provide intimacy and interest.
The buildings surrounding the park will be permeable for pedestrian access to the interior green space that will allow for an easy flow for any major programmed event. All the buildings, with their lobbies and retail spaces will be oriented inwards, towards the Urban Park. The retail on the ground floor is transparent, with low-iron glazing and protected with glass canopies. The large shopping area in the first basement level is visible through terraced gardens, stepping down and providing access.
Most of the buildings are nine floors, with a two-story setback towards the interior green space to offer more sunlight throughout the year. Two of the buildings on the west side of the site will be taller, to acknowledge the existing structures on an adjoining site. There will be many “cuts” through the perimeter ring of buildings allowing for views in and out, good air circulation and to allow for the penetration of sunlight early in the morning and late afternoon.
The planters with hanging vines at the top of the inner facades and the motorized sunshades, inside and out, will provide sufficient shading to allow for large IGU’s composed of low-iron glass with a low-e coating. This combination is ideal for improved thermal performance, optimum control of natural light and excellent color rendition in the office spaces. The other facades, not facing the park, will be natural anodized aluminum and glass curtain wall with a narrower module.
새로운 오오엘리의 부지는 항저우시의 도시 구조를 구성하는 “슈퍼 블록”의 중요한 부분이다. 이 블록들은 6층에서 10층 규모의 건물이 늘어선 6차선 도로로 둘러싸여 있다.
주요 콘셉트는 대부분의 사무실 동을 부지 주변에 배치하여 보호된 대형 내부 녹지 공간인 “도시공원” 또는 “오아시스”를 만드는 것이다. 이 공원은 사람들이 모이거나 배회할 수 있는 정원, 반사 및 잡음을 위한 수변 공간을 수용하고도 남는 규모이며, 친밀감과 흥미를 제공한다.
공원을 둘러싼 건물은 보행자가 통과하여 내부 녹지 공간에 접근할 수 있어, 여러 행사를 진행할 수 있다. 로비와 소매 시설이 있는 모든 건물은 도심 공원을 향해 안쪽으로 열려있다. 1층의 소매점들은 저철분 유리로 만들어진 캐노피로 가려져있다. 지하 1층에 있는 대형 쇼핑 구역은 계단식 정원을 통해 볼 수 있으며 외부계단을 통해 접근할 수 있다.
대부분의 건물은 9층이며, 내부 녹지 공간을 향하여 2층 높이가 물러나 있어 일 년 내내 더 많은 자연광을 받을 수 있다. 부지의 서쪽에 있는 두 개 동은 인접한 부지의 기존 건물을 고려하여 더 높게 지어졌다. 건물의 주변을 따라 “절단”된 틈을 통해 내외부에 시각적 다양성을 제공하며, 공기 순환이 좋고 아침과 늦은 오후에는 햇빛이 쏟아진다.
내부 파사드의 상단에 덩굴을 심은 화분과, 내외부의 전동식 차양이 저반사 코팅과 저철분 유리를 사용한 대형 단열창에 충분한 그늘을 제공한다. 이 조합은 열 성능과 최적의 자연채광 제어, 그리고 사무실 공간에 탁월한 색상 표현을 하기에 적합하다. 공원을 향하지 않는 파사드에는 천연 산화 처리된 알루미늄과 좁은 폭의 커튼월이 사용됐다.
