Can Santacilia is a 3,300㎡ residential project with 15 dwellings and common areas. It is a careful renovation of two buildings located in the heart of Palma de Mallorca old town.

 

The buildings dates back to the 12th or 13th century, although the building visible from Plaça Tagamanent was registered in the city archives in 1576 as Can Santacilia. Since then, both buildings have suffered several modifications, consequently the existing state prior to the OHLAB project is from the 17th century, with a subsequent reform in the 18th century. In addition, both buildings underwent alterations during the 20th century aimed at dividing and converting them into several dwellings, as a result we found it highly modified compared to their original state. The main courtyard was not in good condition, but it had a structure that deserved to be recovered, additionally his main façade preserved part of the 18th century decoration. In conclusion, although the buildings had a history of more than 400 years, we find them largely transformed and distorted.

 

The first challenge was that of historical responsibility, which begun with the investigation of the different interventions over time to discover, recover and give value to the main architectural elements and spaces. We didn’t try to erase and hide the alterations occurred throughout the history in order to recover an ideal past that we don’t really know, instead we tried to discover different stages and interventions, recognizing elements of value in each of them. In order to made this operation efficient and reintegrate the building into the city’s activity, we decided to update their spaces and use for the 21st century. On the one hand, a modern, comfortable residential building was required, with all the services and facilities needed in a contemporary lifestyle. On the other hand, we are faced with a complex and divided structure, difficult to integrate with a 16th century protected façade and volume.

 

The OHLAB renovation project takes advantage of the complexity of existing buildings as a potential to generate unexpected spaces. The intervention solves each house with a distribution and individualized solutions, combined with the new common areas and connections and making up the union of both buildings. The final result is a single building that bases its uniqueness on the recovery of the historical essence and on the commitment to contemporaneity.

 

The selection of natural, noble, local materials, emphasising the Mediterranean essence, has been key. A simple palette of natural materials is continued throughout the project. It combines the restoration of historical elements. These materials are combined with the introduction of new noble ones, such as antique bronze pieces, local stones, mirrored cloths, porcelain details, local linen and cotton textiles.

 

The project recovers the entrance courtyard that had been altered in the reforms of the last century, restoring the old splendor of this space. The courtyard becomes the main entrance to the heart of the building, communicating with the landscaped terraces upwards and with the communal areas such as a gym and an indoor swimming pool with a spa that directly overlooks the courtyard. A second inner courtyard has been also recovered as a garden for one of the dwellings and five terraces for different dwellings.

 

Despite the constructive restrictions that a historic reform implies in a protected building, the project has been designed from the beginning with sustainability parameters, in order to maximize its energy efficiency, increasing thermal insulation, taking care of thermal bridges and using an efficient centralized air conditioning system.

Can Santacilia는 Palma de Mallorca 구시가지의 중심부에 위치한 두 개의 건물을 세심하게 개조한 15개의 주거공간과와 공용공간을 가진 3,300㎡ 규모의 주거 프로젝트다. 

 

건물의 역사는 12세기 또는 13세기로 거슬러 올라가지만 Plaça Tagamanent에서 보이는 건물은 1576년 Can Santacilia로 도시 기록 보관소에 등록되어있다. 그 이후로 두 건물 모두 몇 차례 보수를 거쳤으며 결과적으로 OHLAB 프로젝트 이전의 기존 상태는 17세기부터 18세기에 후속 보수가 이루어졌다. 또한 두 건물 모두 20세기에 여러 개의 주거지로 분할하여 개조를 거쳤으며, 그 결과 원래 상태에 비해 크게 변형되었다. 메인 안뜰은 상태가 좋지 않았지만 복구할 가치가 있는 구조를 가지고 있었으며 추가로 메인 파사드는 18세기 장식의 일부를 보존했다. 결론적으로 건물은 400년 이상의 역사를 가지고 있지만 크게 변형되고 왜곡되었다.

 

첫 번째 도전은 주요 건축 요소와 공간을 발견, 복구 및 가치 부여하기 위해 시간이 지남에 따라 다양한 개입에 대한 조사로 시작된 역사적 책임이었다. 잘 알지 못하는 이상적인 과거를 되찾기 위해 역사의 변천사를 지우고 숨기려 하지 않고, 그 각각의 가치를 인정하면서 서로 다른 단계와 개입을 발견하려 했다. 이 운영을 효율적으로 만들고 건물을 도시의 활동에 다시 통합하기 위해, 공간을 21세기에 맞게 업데이트하여 사용하기로 결정했다. 한편, 현대 생활에 필요한 모든 서비스와 시설을 갖춘 현대적이고 편안한 주거용 건물이 요구되었다. 반면, 16세기 보호된 파사드와 볼륨과 통합하기 어려운 복잡하고 분할된 구조에 직면해 있다.

 

이 리노베이션 프로젝트는 기존 건물의 복잡성을 잠재력으로 활용해 예상치 못한 공간을 창출한다. 개입은 새로운 공통 영역 및 연결과 결합하여 두 건물의 연합을 구성하는 분배 및 개별화된 솔루션으로 각 집을 해결합니다. 마지막 결과는 역사적 본질의 회복과 현대성에 대한 헌신에 기반을 둔 하나의 건물이다.

 

지중해의 정수를 강조하는 자연스럽고 고귀한 지역 재료의 선택이 핵심이었다. 천연 재료의 간단한 팔레트는 프로젝트 전체에 걸쳐 계속됩니다. 그것은 역사적 요소의 복원을 결합한다. 이 재료들은 고풍스러운 청동 조각, 지역의 돌, 거울로 된 천, 도자기 디테일, 지역의 린넨과 면직물과 같은 새로운 고귀한 것들의 도입과 결합된다.

 

이 프로젝트는 지난 세기의 개혁으로 바뀐 입구 안마당을 복원하여 이 공간의 옛 화려함을 복원하는 것이다. 안뜰은 건물의 중심부로 들어가는 주요 입구가 되며, 위쪽으로 조경된 테라스와 체육관, 안뜰을 바로 내려다볼 수 있는 스파가 있는 실내 수영장과 같은 공동 공간과 연결된다. 두 번째 안뜰은 한 주거지를 위한 정원으로, 다섯 개의 테라스는 다른 주거지를 위한 정원으로 복원되었다.

 

역사적인 개혁이 보호 건물에 내포하고 있는 건설적인 제한에도 불구하고, 이 프로젝트는 에너지 효율을 극대화하고 단열을 증가시키며 열 교량을 관리하고 효율적인 중앙 집중식 에어컨 시스템을 사용하기 위해 처음부터 지속 가능성 매개 변수로 설계되었다.
