Bangkokians are now yearning for new possibilities of outdoor living space that can effectively answer to the tropical heat and its dense living condition where there is not much space for the outdoor. ‘The Commons’, a small retail development in the city center, is an attempt to create a new active outdoor space where people can comfortably enjoy it at anytime of the year.

It starts with ‘the Ground’ which is a landscape of steps and ramps integrated with platforms, seatings, planting and small kiosks. The area is well shaded by the third and the fourth floor structure above protecting the entire space from the sun and the rain. ‘The Ground’ vertically opens up through large voids on the upper floors, connecting to a large public open-air area occupying nearly thirty percent of each of the third and the fourth floor plate. The space vertically and horizontally flows in and out the entire building and allows for natural ventilation throughout. Two sets of industrial fans are incorporated into the ceiling screen below the skylight. One set draws hot air upward and out; the other set blows the wind downward to effectively increase the air movement in extra hot days. This airy semi-outdoor space is well incorporated with gardens on all levels.

‘The Commons’ also provides a solution answering to a classic challenge of a multi-storey retail building on how to draw people upward to the upper levels. The wide ‘Ground’ with its gradual series of steps and platforms connecting the street level to the second floor naturally draws people to walk up leisurely.

While the project wants to open up the facade for a through ventilation, the different identities of various shops on the facade would have made the building appear to be fragmented. The project applies a thin sheer steel mesh over the facade to partially mask off the differences among the shops providing a unified surface while allowing for visual transparency from the inside, a through ventilation, and the lightness appearance from the outside. 

The ceiling of ‘the Ground’ is carefully up-lighted creating a floating effect to the mass above and give a cozy atmosphere to the area. The exterior light on the meshed facade fades in and out slowly.

더 커먼즈

방콕 사람들은 열대 열기와 여유 공간이 거의 없는 옥외의 밀도 높은 생활 조건에 효율적으로 대응할 수 있는 새로운 야외 생활 공간을 갈망하고 있다. 도심 속 소규모 상업시설인‘ 더 커먼즈’는 사람들이 연중 어느 때나 편안하게 즐길 수 있는 새로운 활동적인 야외 공간을 조성하기 위한 시도이다.

이는 플랫폼, 좌석, 수목, 그리고 작은 가판대와 통합된 계단과 경사로로 이루어진 ‘지상’으로부터 시작된다. 이 영역은 위의 3층과 4층 구조에 의해 잘 그늘지며, 두 층은 전체 공간을 태양과 비로부터 보호한다‘. 지상’은 상단 층의 큰 보이드 공간을 통해 수직으로 개방되며, 각 3층, 4층 바닥면적의 거의 30% 정도를 차지하는 커다란 옥외 공공 공간으로 연결된다. 본 공간은 수직적으로, 수평적으로 전체 건물 안팎으로 퍼지며 도처에서 자연 환기가 가능하다. 산업용 송풍기 두 대는 천창 아래의 천장 스크린에 통합되어 있다. 한 대는 뜨거운 공기를 위로 끌어내어 밖으로 방출시키고, 다른 한 대는 매우 더운 날 효과적으로 공기 이동량을 증가시키기 위해 바람을 아래로 이동시킨다. 바람이 잘 통하는 반 옥외 공간은 전 층의 정원들과 잘 통합되어 있다.

'더 커먼즈'는 어떻게 사람들을 위층으로 이끄는가에 대한 다층 소매 건물의 전형적인 문제에 대한 해결책을 제공한다. 가로에서 2층으로 연결시켜주는 점진적인 계단의 연속과 플랫폼이 있는 넓은‘ 지상’은 사람들이 여유를 가지고 올라가도록 자연스레 이끈다.

환기를 위해서 전면을 개방하고자했지만, 다양한 상점들의 서로 다른 정체성들은 건물이 해체돼 보이게 할 수 있었다. 그래서 전면에 속이 비칠 정도로 얇은 그물망을 적용하여 내부로부터의 시각적 투명성, 통풍, 외부로부터의 경쾌함을 주고 상점 간의 차이를 부분적으로 가리면서 통일된 표면을 제공하고자 했다.

‘지상’의 천장은 상단 매스를 조심스럽게 밑에서 밝혀주어 떠 보이는 효과를 주며, 아늑한 분위기를 준다. 그물망 입면의 외부 조명은 천천히 또렷해지고 흐려진다.
