THE HOUSE BY THE PARK

The House by the Park illustrates its prominent urban location at Helmut-Zilk-Park via a highpoint on its corner. This staggered height awards the building a significant appearance whilst simultaneously optimising the incidence of light to neighbouring buildings as well as its own atrium.

Townhouse by the Park

The horizontal layering of the functionally diverse spaces is precisely formulated: the ground floor with a dance studio and the office floor above form the base, above are the six residential floors. A city balcony on the 1st floor marks the entrance to the house and is canopy as well as interface between the public first floor and the residential levels above.

Spaces for Encounters

A vertical space – the so-called Proszenium, the “little stage”– runs as a striking fugue through the façade and is spatially clearly visible from the outside. It forms the spine of the building and combines naturally illuminated circulation with vertically arranged common rooms. As an extension of the Proszenium, the gallery forms a central meeting space. It holds a very special atmosphere due to the generous glazing towards the atrium and the different wall colours on each floor.

Diverse free spaces

The house actively integrates its environment - the transitions of public and semi-public spaces on the ground floor are fluid and its boundaries are open. A roofscape with various communal and private terraces crowns the building. The communal terrace “Chilletarium” on the roof of the fourth floor serves as an area of relaxation whilst vegetables are grown on the roof of the sixth floor with panoramic views over the city.

Flexible Living

The 29 apartments are between 38m² and 120m² in size and all have a balcony. The room height of almost 2.6m ensures increased quality of living. One- to four-room apartments are all represented although a focus was placed on creating two- to three-room apartments thereby supporting the social mix in the building and offering housing for residents with diverse needs.

The building was designed according to the patented SLIM BUILDING® principle developed by the client KALLINGER PROJEKTE. The ceilings are integrated into a modular support system made of slenderly shaped steel columns with the aim of greatly reducing load-bearing wall elements. The open modular structure allows for architectural flexibility and convertibility in the life cycle of the building – a sustainable system that is adaptable to varying housing needs.

하우스 바이 더 파크는 헬무트 질크 공원(Helmut-Zilk-Park)의 도시 지역을 잘 보여준다. 비틀린 높이는 건물 자체의 아트리움을 형성할 뿐만 아니라 이웃 건물의 일조를 방해하지 않도록 최적화하면서 건물의 외관을 보완한다.

공원 옆의 타운하우스

기능적으로 다양한 공간의 수평층은 정확하게 형성된다. 댄스 스튜디오가 있는 1층과 기준층 위에 있는 사무실 층, 그리고 그 위는 6개의 주거층이다. 1 층에 있는 도시 발코니는 주택의 입구를 나타내며, 캐노피는 공공의 1층과 주거층 사이를 연결하는 접점을 나타낸다.

만남을 위한 공간

“작은 무대”인 수직 공간(Proszenium)은 외관을 통해 눈에 띄는 푸가(Fugue)처럼 달려 있으며, 외부에서 공간적으로 명확하게 볼 수 있다. 그것은 건물의 중심을 형성하고 수직으로 배열된 휴게실과 자연 빛이 들어오는 동선을 결합한다. 프로세니엄(Proszenium)의 연장선인 이 갤러리는 중앙 회의 공간을 형성한다. 아트리움을 향한 넓은 유리와 각 층의 다른 벽면 색상으로 인해 매우 특별한 분위기를 자아낸다.

다양한 자유 공간

이 주택은 환경을 적극적으로 통합한다. 즉, 1층에 있는 공공 공간과 반-공공 공간의 전환은 유동적이며 경계는 개방되어 있다. 다양한 공용 테라스와 개인 테라스가 있는 지붕이 건물을 장식하고 있다. 4층 지붕에 있는 공용 테라스의 ‘칠레타리움(Chilletarium)’은 휴식공간이며, 6층 옥상에서 채소를 재배하고 도시 전체의 파노라마 같은 풍경을 볼 수 있다.

유연한 삶

29개의 아파트는 크기가 38㎡에서 120㎡ 사이로 모두 발코니를 갖고 있다. 2.6m 높이의 천장고로 삶의 질이 향상되었다. 1-4실의 아파트는 모두 2-3실의 아파트를 짓는데 초점을 맞추고 있어 건물의 사회적 혼합을 지원하고 다양한 요구를 가진 거주자들을 위한 주택을 제공한다.

이 건물은 건축주인 KALLINGER PROJEKTE가 개발하고 특허 받은 SLIM BUILDINGⓇ 원리에 따라 설계되었다. 천장은 내력벽을 크게 줄일 목적으로 얇은 모양의 강철 기둥으로 만든 모듈 지지 시스템으로 통합된다. 개방형 모듈형 구조는 건물의 생애주기 동안 건축적 유연성과 전환성을 허용한다. 즉, 다양한 주택 수요에 적응할 수 있는 지속 가능한 시스템이다.
