FROM THE HIGH LINE TO THE SKYLINE – BIG’S BIOPHILIC SKYSCRAPER COMPLETES IN NEW YORK CITY
지난주 조직의 연례 회의에서 고층 건물 및 도시 서식지 협의회(The Council on Tall Buildings and Urban Habitat)가 해당 부문에서 세계 최고의 초고층 건물로 The을 선정하였다. The Spiral의 66층의 각 층마다 녹색의 야외 테라스에서 주변의 하이 라인 파크(High Line Park)의 풍경까지 시선이 이어진다.
티시먼 스파이어(Tishman Speyer)가 개발하고 터너건설사(Turner construction)가 시공한 The Spiral은 화이자(Pfizer)가 있고, 법무법인 드보아즈 앤 플림튼(Debevoise & Plimpton), 터너건설사(Turner Construction), 거대은행 HSBC등이 입주해 있으며 공식적으로 문을 열었다. 허드슨 대로(Hudson Boulevard)와 10번가(10th Avenue) 사이의 서부 34번가(West에 위치한 The Spiral은 맨해튼 서쪽의 하이라인(High Line) 및 벨라 엡저그파크(Bella Abzug Park)와 인접해 있다. BIG가 아담슨 어소시 에이크(Adamson와 구조 엔지니어 WSP 캔터 세이누크(WSP Cantor Seinuk)와 협력하여 설계한 상업용 고층 건물은 66층, 대략260만 평방미터로 높이는 약 314미터에 이른다. The Spiral은 LEED 실버 인증을 추구하고 있다. 이 타워는 BIG가 최초로 완성한 초고층 빌딩이자 뉴욕에서 최초로 완성된 상업용 고층 건물이다.
Named the world’s Best Tall Building in its category by The Council on Tall Buildings and Urban Habitat at the organi-zation’s annual conference last week, The Spiral visually extends the landscape of the nearby High Line Park up and around The Spiral’s exterior, allowing access to green outdoor terraces from each of the building’s 66 stories.
Developed by Tishman Speyer and built by Turner, The Spiral has officially opened its doors to major companies including Pfizer, Debevoise & Plimpton, Turner Construction and HSBC, among others. Located on West 34th Street between Hudson Boulevard and 10th Avenue, The Spiral neighbors the elevated High Line and Bella Abzug Park on Manhattan’s west side. The commercial high-rise, designed by BIG in collaboration with Adamson Associates and structural engineer WSP Cantor Seinuk, measures 66 stories and 2.8 million square feet, reaching a height of 1,031.5 feet. The Spiral is pursuing LEED Silver certification. The tower is BIG’s first completed supertall, and first completed commercial high-rise in New York.
거리 수준에서 시선은 서쪽 34번가를 넘어 맨해튼 스카이라인까지 하이 라인을 확장하는 녹지 리본으로 향한다. 온실을 연상시키는 타워의 유리 패널 외관은 행인들에게 네덜란드 스튜디오 DRIFT의 예술 작품과 무성한 나뭇잎으로 장식된 건물의 밝고 넓은 로비를 들여다볼 수 있게 해 주고 허드슨대로(Hudson Boulevard)와 10번가의 입구를 통해 접근하도록 되어 있다.
건물 주변 환경에 대한 표시로 The Spiral의 로비는 해당 지역의 산업 역사를 기리기 위해 7가지 금속으로 되어 있다. 바닥 패널은 하이 라인에 걸쳐 있는 프리캐스트 콘크리트 판자의 정확한 치수로 측정되어 있다.
The Spiral은 부지의 구획 범위를 따라 위로 올라갈수록 부피도 서서히 줄어들게 되어있다. 그 계단식 언어는 엠파이어 스테이트 빌딩, 록펠러 센터와 같은 고전적인 맨해튼 초고층 건물의 디자인 미학을 상기시키며 현대적인 재료를 사용한 디테일은 현대 고층 건축물의 디자인 특징을 말해주고 있다.
From street level, the tower draws the eye upwards to the ribbon of greenery that extends the High Line beyond West 34th Street and into the Manhattan skyline. Reminiscent of a conservatory, the tower’s glass panel façade offers passersby a look into the building’s bright and spacious lobby, adorned with artwork by Dutch studio DRIFT and lush foliage, which can be accessed via entrances on both Hudson Boulevard and 10th Avenue.
As a gesture to the building’s surroundings, The Spiral’s lobby incorporates seven different metals to honor the area’s indus-trial history, with floor panels measured to the exact dimensions of the precast concrete planks spanning the High Line.
The Spiral slowly reduces in volume as it rises, following the zoning envelope of the site. Its stepping language resonates with the design aesthetics of classic Manhattan skyscrapers such as the Empire State Building and Rockefeller Center, while its slender proportions and use of modern materials and detailing speak to the design features of contemporary high-rise architecture.
‘The Spiral은 하이 라인의 북쪽 끝을 강조하고 있다. 생기 있는 녹지공간이 건물을 타고 올라 하이라인에서 스카이라인까지 이어지는 듯하다. Spiral은 전근대적인 고층 건물의 고전적인 신전(Ziggurat)의 실루엣과 현대적인 고층 건물의 비율과 레이아웃이 결합되어 있다. 이 곳을 사용하는 사람들을 고려해 The Spiral은 타워의 모든 층이 야외로 개방되도록 하였으며 1층에서 정상까지 개방형 바닥판이 이어지도록 설계하였으며 작업 공간으로 연결해 주는 공중정원과 계단식 아트리아도 두었다. 건물을 감싸고 있는 일련의 테라스를 통해 입주자들이 일상 속에서 외부 공기와 빛을 만나게 된다. 지난 두 여름 동안 나무와 풀, 꽃과 덩굴이 뿌리를 내려 The Spiral 타워의 전체를 올라가며 감싸고 있는 녹색의 띠는 스카이 라인과 이어지는 도시 속의 약 300미터 높이의 덩굴처럼 천천히 변해가고 있다.’ -BIG 창립자이자 크리에이티브 디렉터인 비야케 잉겔스(Bjarke Ingels).
계단식으로 조경된 테라스와 공중정원은 나선형으로 타워의 외관을 휘감고 올라가 각 사무실 층에 쉽게 접근할 수 있는 테라스 공간을 제공해 주며 독특한 녹색 띠를 만들어내고 있다.
약 12,00평방미터 야외 공간을 갖춘 The Spiral가 생기기 이전에 뉴욕시에서는 해발 90미터 이상의 규모는 설치된 적이 없었다. 지표면에 있는 대부분의 식물종은 미국 대초원의 식물로 강풍과 가뭄에도 강하다.
“The Spiral punctuates the northern end of the High Line, and the linear park appears to carry through into the tower, forming an ascending ribbon of lively green spaces, extending the High Line to the skyline. The Spiral combines the classic Ziggurat silhouette of the premodern skyscraper with the slender proportions and efficient layouts of the modern high-rise. Designed for the people who occupy it, The Spiral ensures that every floor of the tower opens up to the outdoors, creating hanging gardens and cascading atria that connect the open floor plates from the ground floor to the summit into a single uninterruptgardens uninterrupted workspace. The string of terraces wrapping around the building expands the daily life of the tenants to the outside air and ed light. Cascading landscaped terraces and hanging gardens climb the tower in a spiraling motion to create a unique, continuous green ribbon that wraps around the façade of the building and supplies each office floor with readily accessible terrace space.
With approximately 13,000 square feet of outdoor space, a landscape of The Spiral’s size has never been installed at or above 300 feet elevation in New York City. Most of the plant species on the ground cover are native to the American prairie, making them resistant to high winds and droughts.
건물이 올라가면서 겨울에 꽃이 피는 관목과 키가 두 번째로 큰 관목이 있다. 마지막으로 가면 풍경은 겨울에도 잎을 유지하는 영국과 보스턴의 수직 격자 담쟁이 덩굴와 함께 2월 초에 꽃이 피는 단줄기 및 다줄기 나무로 꾸며져 있다. 식물 팔레트는 건물 각 측면에 도달하는 태양 방향과 풍속에 따라 다르다.

As the building rises, a second layer of shrubs and taller bushes that blossom in winter are introduced, and finally, the landscape is crowned with single- and multi-stem trees that flower as early as February, along with vertical trellises with English and Boston ivy that keep their leaves through the winter. The plant palette differs on each side of the building depending on sun orientation and endurance against high-velocity winds.

The Spiral의 66층에는 전용 라운지와 야외 테라스에서 사람들이 모여 재충전할 수 있는 전용 ZO 클럽하우스가 있다.
The Spiral은 사무실 내부와 자연환경이 통합되고 공간적 특징과 이곳 사용자들의 요구에 따라 지속적으로 변화할 수 있는 현대적인 업무 공간을 장려한다. 외부와의 연결을 촉진하고 The Spiral의 내부로 식물들을 위해 넉넉한 천장 높이와 특별히 제작된 외부 유리 코팅을 통해 자연광이 더 깊이 유입될 수 있도록 하였다. 건물의 배수 관리 시스템은 넘친 빗물을 모아 계단식 조경 전체에 처리 및 재분배할 수 있도록 설계되어 매년 수 백만 갤런의 물을 절약할 수 있다. 지속 가능한 관개를 통해 The Spiral은 맨해튼 스카이라인의 또 다른 친환경 시설로 더욱 자리매김하게 될 것이다.
As The Spiral ascends, each floor’s accessible terrace offers impressive views over Manhattan, the Hudson River and New Jersey. Select floors offer a double height amenity space and the option to connect adjacent floors via a grand staircase, suggesting an alternative to elevators and encouraging interaction amongst colleagues.
On the 66th floor, The Spiral offers its very own ZO Clubhouse, reserved exclusively for people to gather, connect and re-charge in the private lounge or open-air terrace.
The Spiral promotes a contemporary workplace where nature becomes an integrated part of the office environment and spatial features are continuously adaptable to the changing needs of its occupants. To foster a connection to the outdoors and support The Spiral’s interior foliage, a generous ceiling height and specially selected exterior glass coating enables a deeper incursion of natural light. The building’s water management system collects overflow rainwater to treat and redis-tribute throughout the tiered landscaping, allowing it to save millions of gallons of water annually. This not only promotes sustainable irrigation - it also further cements The Spiral as a green addition to the Manhattan skyline.
