ILOT QUEYRIES APARTMENT BUILDING

 

 

The project is envisaged as a test-bed for the principles of the neighbouring Bastide-Niel masterplan, also designed by MVRDV, which aims to combine the virtues of Bordeaux’s UNESCO World Heritage historic city - intimacy, surprise, and liveliness – with the density, ecology, light, and comfort of the modern city. Ilot Queyries thus adopts the same approach as the Bastide-Niel masterplan: the building fills the site to its boundaries, lending an intimate feeling to the streetscape, while the roofs are arranged into carefully calibrated slopes to provide maximum ventilation, daylight, and sun to the building itself and to its neighbours.

 

The result, designed in partnership with local architects Flint, is a large, irregularly shaped courtyard building almost 200m long. At 5,200㎡, the large courtyard provides a park-like space for the residents; located one storey above ground level, it also hides the residents’ parking below. The building responds to its surroundings on all sides: on the south-eastern end of the building, sections as low as one storey relate to the low-rise neighbours, while on the north-east, facing the river, it rises as high as nine storeys. At this high point, a glass crown houses a restaurant with views of the river and the historic centre of Bordeaux beyond.

 

On all sides, the façades facing the street are lower than those facing the central courtyard. In accordance with the rules developed in the Bastide-Niel masterplan, the roof slopes vary between 14 degrees and 45 degrees depending on their relation to the sun. These slopes create complex and interesting interior spaces, which help to define varied apartments in a wide range of sizes – making the building home to many different types of resident, while also giving a unique and homely feel to each living space.

 

The project’s street-facing façades present a muted, cream-coloured palette, blending in with the surroundings. However, the courtyard-facing façades are finished in a bright red textured stucco. Together with the green courtyard landscape of 83 alder and birch trees and a variety of grasses, this presents a visually exciting environment to complement the liveliness of the park space. At various locations, large portals through the building connect the interior courtyard to the outside, introducing flashes of colour that draw the attention of passers-by and inspire curiosity about the space inside.

 

“The building creates close and intimate streets without ugly parked cars thanks to its ample car parking. At the same time every apartment is provided a balcony or loggia, while the green park space becomes a wonderful community amenity.” says MVRDV founding partner Winy Maas.

 

 

 

 

 

 

역사적인 도시와 어우러지도록 계획된 '일롯 퀴리 아파트먼트 빌딩'

 

이 프로젝트는 MVRDV가 설계한 바스티데 니엘(Bastide Niel) 마스터플랜 수립을 위한 시험용 주거단지로 구상됐다. 역사적인 도시의 친밀감, 활기, 경이로움과 현대 도시의 생태, 밀도, 빛과 편안함이 결합하는 것이 목표였다. 건물은 부지의 경계선까지 채워지도록 지어졌다. 건물 자체로 이웃들에게 친근한 느낌을 줄 수 있는 거리의 모습을 만들어내고 환기와 채광을 최대로 제공할 수 있도록 세심히 계산된 경사의 지붕을 배열했다.

 

지역 건축가 플린트(Flint)와 함께 약 200m 폭의 크고 불규칙한 모양의 안뜰이 있는 건물을 만들어냈다. 지상 1층에 있는 5,200㎡의 넓은 안뜰은 공원처럼 사용되고 그 아래층에는 주차장이 있다. 이 건물은 사방의 모든 환경을 고려했다. 건물의 남동쪽 끝, 1층 정도의 낮은 볼륨은 저층 건물이 분포한 주변을 고려했고 북동쪽은 강을 마주보며 최대 9층 높이까지 지어졌다. 가장 높은 지점의 유리 크라운에는 강과 보르도의 역사적 중심지를 볼 수 있는 레스토랑이 있다.

 

거리를 향하고 있는 파사드는 안뜰을 향하고 있는 파사드 보다 낮다. 바스티데 니엘의 마스터플랜에 따라 지붕의 경사는 빛의 방향에 맞추어 14도에서 45도까지 다양하다. 이 경사로 인해 복잡하면서도 새로운 내부 공간이 만들어진 덕분에 다양한 크기의 유닛을 만들 수 있었다. 이 건물에는 각기 다른 개성의 사람들이 거주할 수 있고, 각각의 생활 공간은 독특하면서도 따뜻한 느낌을 가져다준다.

 

거리를 향한 외관은 부드러운 크림색으로 마감함으로써 주변 환경과 조화를 이루려 했고 안뜰을 향하는 외관은 밝은 빨간색의 치장 벽토로 마감했다. 83그루의 알더와 자작나무 그리고 다양한 풀잎들은 공원에 생기를 더해주고 보는 사람에게 즐거움을 선사한다. 건물 곳곳에 있는 커다란 입구는 안뜰과 바깥을 연결한다. 반짝이는 색상을 사용하여 행인들의 시선을 이끌고 건물 내부에 대한 호기심을 불러일으킨다.

 

건물의 넓은 주차장은 주차 문제를 해소하고, 거리와 가까운 배치는 도시와 친숙한 건물로 만든다. 각 세대에는 발코니 혹은 로지아가 있으며, 근처에는 멋진 편의 시설인 공원 녹지를 함께 이용할 수 있는 공동주택이다.
