Danjung 35, located on a site of about 60 pyong (approximately 198.347㎡) in Gwol-dong, Osan City, is composed of shops on the first and second floors and multi-family housing on the third to fifth floors. To the south, the site is adjacent to a commercial street about 20 meters wide lined with commercial facilites and to the north is an 8-meter-wide residential street with multi-family housings.

Under these conditions, the exterior is designed to maintain overall consistency while responding appropriately to the different street conditions in the front and back of the site. For the multi-family housings, which fall under the category of a single house under building regulations, architectural devices that correspond to people’s expectations of a single house are provided. The neighborhood living facilities in the lower part are planned so they can be adapted to various lease demands.

As a solution, for the front façade that is exposed to the commercial street, a metallic material was used so as to not over-emphasize the building’s elevation but still make it look like a house. The placement of the living room was interchanged on the third and fourth floors of the multi-family houses on the upper levels, giving the living space a high ceiling. This enabled us to make the floor height of the third and fourth floors as low as possible, the ceiling of the third floor living room to be higher, and created a lower floor for the living room on the fourth floor, a space uncommon in a multi-family house.

We tried to express this variation in the cross section as a feature on the front side of the building. The two homes on the fifth floor have a loft and a separate rooftop space connected to it, allowing natural light into the living room. In the first and second floors of the shops, we planned for the entire two floors to be leased, with the stairs designed so that the two levels can be rented out separately with a simple construction. Using the difference in elevation of the roads in the front and back of the site, the second floor is accessible from both front and back.

오산 상가주택 단.정. 35

단.정_35는 오산시 궐동의 60평 남짓한 대지에 1, 2층 근린생활시설과 3-5층 다가구 주택으로 구성되어 있다. 대지는 근린생활 시설을 위주로 한 상업적인 가로의 모습을 보이는 남측 20m 도로와 다가구 주택이 위주를 이루는 북측 8m 도로에 접한다. 이러한 조건 하에서, 외관은 대지 전후의 상이한 가로 조건에 적절히 반응하면서도 전체적인 일관성을 유지하려 하고, 건축법상 단독주택으로 분류되는 다가구주택을 가급적 일반인이 단독주택에 대하여 가지는 이미지에 부합할 수 있는 건축적 장치를 마련하고, 하부 근생은 다양한 임대조건에 적응할 수 있는 계획안을 추구하였다.

그 해법으로 상업 가로에 노출되는 전면은 주택의 분위기를 없애지 않으면서도 주택의 입면이 지나치게 강조되지 않게 금속 부재를 사용하여 처리하였고, 상부 다가구주택의 3, 4층은 상하 평면상 거실의 위치를 반전시켜 거실부분 층고를 높이는 방법을 취했다. 이로 인해 3, 4층 층고를 최소한으로 높이는 한편, 3층은 거실 천장이 높아지고 4층은 거실 바닥이 낮아져 다가구 주택에서 접하기 어려운 공간을 제공하려 하였다. 이런 단면의 변화를 전면부 입면에 건축물의 특징적 모습으로 나타내려 하였다. 5층 2가구에는 다락 및 그에 연결된 독립된 옥상공간을 마련하였다. 옥상을 통해 5층 내부에 자리잡은 거실에 남향의 자연광이 유입될 수 있게 하였다. 1, 2층 근생에서는 2개 층 전체를 임대할 수 있도록 계획하되 필요시 간단한 공사만으로 층별로 나눠서 임대할 수도 있도록 계단을 처리하였다. 2층은 대지 전후면 도로의 높이 차를 이용하여 전, 후면 도로에서 모두 접근 가능하도록 계획하였다.
