In a typical block in the Saavedra neighborhood, building M3646 is located on a 8.66 x 27m lot. The work assumes the pre-existing conditions of the block by combining the patios, and proposes them as an articulating space based on the project. It is committed to the reconversion of the block and the neighborhood, based on through volumes and setbacks, which require with this proposal, a greater constructive capacity and better possible densification.
The built mass is interrupted, giving rise to the circulatory system as an articulator of intermediate spaces, in search of situations and encounters challenging new spatial possibilities. This articulating space is filtered by a metallic skin that allows the growth of vegetation on both sides.
The façade towards the front is proposed as a filter with the same materiality, allowing the expansion of the units to be run, and assume multiple uses, adding a gradient to the exterior / interior relationship. The units are organized in relation to their use on the ground floor, arranging the living unit of 3 rooms towards the front of the land with a cross ventilation and the multipurpose units towards the quiet part of the building. The latter has the possibility of becoming both professional studios and divisible living units with 2 rooms. The duplex unit on the upper level also has a degree of indeterminacy and completeness that allows assuming the programmatic variability of the person who inhabits it. This unit is projected as an individual dwelling in height. All the front units have their own expansions and grills towards the interior patios, which respond to the expectations of the users.
사베드라 지역, 일반 주거 공간 같은 M3646은 도로에 접한 부분이 좁고 긴 장방형의 공동주택이다. 이곳의 작업은 파티오를 결합함으로써 기존에 존재하는 블록의 조건을 전제하고 공간을 명확하게 표현하는 것을 제안했다. 시공성과 경제성을 높일 수 있는 세대 계획, 건축물과 이격되는 거리 등을 통해 건축물의 주변 지역을 새롭게 전환한다. 중간 아트리움 같은 공간은 내부에 자연스러운 순환 시스템을 만들어내고, 이 공간의 금속 파사드 양옆 쪽에서는 초목을 키울 수 있도록 되어 있고, 자라난 초목들은 금속 파사드와 합쳐져 햇빛을 거르는 자연 가림막이 되기도 한다. 정면을 향한 파사드는 동일한 성질을 가진 필터로 제안되어 유닛의 확장이 가능하고 여러 용도로 사용되어 내외부 관계에 경사도를 추가한다.
세대 배치는 2층부터 구성되어 있으며, 각 층마다 교차 환기가 일어나는 도로 전면을 향해 방 3개가 있는 주거 부분과 도로의 반대쪽인, 건물의 조용한 부분을 향하는 다목적 공간이 배치된 부분이 있다. 나중에는 전문 스튜디오와 방 2개가 있는 분할된 주거공간이 될 수도 있다. 모든 전면 유닛에는 별도의 파티오도 마련되어 있다. 상층부에 있는 듀플렉스 세대는 가변성을 가지고 있어 거주하는 사람의 프로그램에 따라 다변적으로 이용할 수 있다.
