The site is close to the former president Kim Dae-jung’s house in Donggyo-dong. The site may have a narrow connection to the street, but it has a rather wide space in the inside.
Building owners, an old married couple, demanded a program that they can live in, but also bring in profits with lease. Demanded programs include cafe, studio, office, multiplex housing, and a private home. Although the opening may be narrow, they wanted the building to stand out boldly to the users.

Juxtaposition for coexistence
The site were under multiple complex conditions, including architectural possibility within the heterotype site, relationship with its surroundings, conflict between commercial and residential space, various demands of the residence and lease, etc. More than often, we see architecture that does not solve all of its conflicts, but suppress or ignore them instead. People usually recognize the old downtown area, which are full of such cases, with a negative image.
Our work is formed by solving these complex conflicts from the given situation and conditions. As architects, we want to positively influence others by suggesting an improved direction of life in the physical environment. Juxtaposition for coexistence is the practical direction of forming the space for this project. We want the complex conditions, such as commercial and residence, filling up and emptying, adapting and identity, and fixed and modified, to coexist in various ways instead of suppressing or ignoring them. This kind of strategy will act as a positive scenery of harmony to the surrounding city environment, as a regeneration project of the heterotype sites in the old downtown area.

맥락과 조건
김대중 대통령이 거주했던 동교동 주택에서 가까운 대지이다. 6m 이면도로에서 좁게 면한 필지는 안으로 들어가 넓게 가용할 수 있는 대지의 형태를 하고 있다. 자녀들이 모두 출가한 건축주 부부는 본인들이 사시면서 임대수익이 가능한 프로그램을 요구했다. 카페, 스튜디오, 사무실, 다세대 임대주택, 살림집 등 다양한 프로그램을 원했다. 또한 이면도로에서 있어 잘 인지되지는 않지만 건물 사용자들에게 개성있게 보이는 건물이기를 원했다.

공존의 위한 병치
이 땅의 프로젝트는 여러 복합적인 갈등의 조건 속에 놓여 있었다.
이형필지의 건축적 가능성, 주변 환경과의 관계, 상업공간과 주거공간의 충돌, 거주와 임대의 다양한 요구사항 등. 주변에서 우리는 이러한 갈등의 조건들이 해결되기 보다 어떤 조건은 억압되고, 어떤 조건은 무시하며 구현된 일상건축을 쉽게 볼 수 있다. 이렇게 채워진 오래된 구도심은 부정적인 모습으로 많이들 인식한다.
여기서 우리의 작업은 주어진 상황과 조건에 따라 복합적인 갈등을 풀어가면서 생성된다. 건축가로서 우리의 역할은 물리적 환경 속에 요구된 삶의 개선된 방향을 제시하고 이것이 긍정적인 역할로 주변에 영향을 미치기를 원한다. 공존을 위한 병치는 이번 프로젝트을 위한 공간과 형태 구현의 실천적 방향성이다. 상업성과 거주성, 채움과 비움, 순응과 아이덴티티, 고정과 변형 등. 복합적 조건들이 억압이나 무시가 아닌 다양하게 공존하는 방식으로 존재하도록 하는 것이다. 이 같은 전략은 구도심 내 이형필지의 재생 프로젝트로 주변 도시환경과 긍정적 어울림의 풍경으로 작동할 것이다.
